Charrison Davis will be responsible for marketing, securing suitable tenants, taking references, preparing contracts, collecting & registering deposits and rent collections.
15% inc VAT (12½% plus VAT) deducted from the monthly rent
Charrison Davis will be responsible for carrying out all duties as outlined under Let & Collect and will also arrange for payment of the property associated bills that are the landlord's liability via rental funds whilst the property is under management. Any repairs required during the tenancy will be contracted out to suitably qualified contractors and wherever possible landlords will be consulted or advised. Charrison Davis will arrange to inspect the property approximately once every six months.

Inventories will be prepared in-house and will be chargeable at the below rates which will also include a check-in, check-out and transfer of Gas, Electric, Water and Council Tax.
STUDIO £144.00 inc VAT (£120.00 plus VAT)
1-2 BED PROPERTY £168.00 inc VAT (£140.00 plus VAT)
3-4 BED PROPERTY £204.00 inc VAT (£170.00 plus VAT)
5-6 BED PROPERTY £240.00 inc VAT (£200.00 plus VAT)
To be charged at the start of the tenancy and for renewals at a rate of £90 inc VAT (£75 plus VAT).
Deposit funds that are held by Charrison Davis as stakeholders will be registered with the TDS and are currently charged annually to the landlord at a rate of £36 inc VAT (£30 plus VAT).
in the event of the tenant or landlord lodging a dispute with the deposit company where Charrison Davis are asked to act for the landlord there will be a fee levied of £144.00 inc VAT (£120 plus VAT).
If the landlord withdraws prior to a tenancy officially starting, having had all references passed with contracts issued they agree to pay Charrison Davis a compensatory fee of £360.00 inc VAT (£300.00 plus VAT).
Holding Deposit (per tenancy) - One weeks' rent.
This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per tenancy) where rent payable is under £50,000 per annum - Five weeks' rent.
This covers damages or defaults on the part of the tenant during the tenancy.
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or other Security Device(s)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If any other extra costs are incurred there will be a charge of £15 per hour inc VAT (£12.50 plus VAT) for the time taken replacing lost key(s) or other security device(s).
Variation of Contract (tenant request) - £50 inc VAT (£41.67 plus VAT) per agreed variation to cover the costs associated with taking the landlord's instructions as well as the preparation and execution of new legal documents.
Change of Sharer (tenant request) - £50 inc VAT (£41.67 plus VAT) per replacement tenant or any reasonable costs incurred if higher.
This is in order to cover the costs associated with taking the landlord's instructions as well as the preparation and execution of new legal documents.
Early Termination (tenant request)
Should the tenant wish to leave their property early, upon agreement from the landlord, they shall be liable for the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
